Delhi Jaipur Highway : Growth corridor beyond Gurgaon

The proposed Delhi-Jaipur Expressway is expected to push large residential and commercial developments along the corridor in Haryana and Rajasthan. Proposed six-lane Expressway would pass close to the Airport and connect important locations such as Manesar, Rewari and Kotputli.

The newly master planned Gurgaon comprises of sectors 81, 82, 83, 85, 89, 90, 91 and 92. These are strategically located near National Highway-8, IGI airport, Reliance SEZ, proposed metro and Kundli-Manesar-Palwal (KMP) Expressway. A large number of property options such as residential villas, independent houses apart from multi-storey apartments are coming up along this route, which is well connected to both, Delhi and Jaipur.

The developer interest has prompted demand in this region, with prominent builders such as DLF Ltd, Raheja Developers, Orris Infrastructure Pvt Ltd, Ansal API, Vatika Group etc. According to Sunil Handa, city realtor, 'presence of industries, commercial offices, malls and entertainment zones at Manesar is attracting developers and investors'. Some key projects in New Gurgaon are Gurgaon One, Gurgaon 21, Fernhill, Park View Ananda, New Town Heights, Carnation Residency etc.

The newly planned sectors are becoming preferred destination because of enhance connectivity through Jaipur-Delhi National Highway, the Delhi-Gurgaon 8-lane expressway and the Delhi-Gurgaon metro rail and Dwarka expressway.

The current capital value of apartments in these sectors range from Rs 2,000 to Rs 6,000 per sq ft. Capital values of apartments witnessed a hike of 8 to 10% in the year 2010-2011 owing to availability of space at lesser values than Gurgaon as told by Handa.

With the growing number of lifestyle townships, commercial and retail hubs, the destination is definitely attracting prospective buyers, developers and investors with an added advantage for the residents of the location and pollution-free environment. By and large, the upcoming sectors seem to have huge potential and with developing infrastructure facilities, these areas will fetch good appreciation.
